Air BnB Update
As many of you may be aware we have been blighted with short term airbnb style rentals causing issues throughout our building with many noise complaints and disorder resulting in a number of police visits to our site. Short term rentals are not permitted as per the lease agreements and we will be enforcing this through legal means.
We have already had success in discouraging 3 of these rentals - one of which has caused problems for many years with "hen parties" most weekends due to their unique selling point of a jacuzzi installed in a bedroom. This was causing residents in that coridoor issues with damp and noise. The damp has been so bad in one apartment that mould was discovered in the childs bedroom. We are very pleased that with the installation of coridoor access controls we have been successful in ensuring these short term lets who do not have an AST in place can no longer access our building. With the help of West Midlands Police we have successfully denied access to these residents as they could not provide us with evidence they had a right to rent the development.
One of the apartments which was rented on AirBnB was unfortunately being used by drug users and these residents did cause criminal damage to our building but we were able to capture this on CCTV and charge this back to the leaseholder. Where leaseholders are not being responsible and are allowing guests who damage communal property we will take appropriate action to recover these costs. Similarly where our 24/7 concierge team have to attend in order to deal with a noise complaint these costs will be attributed back to the apartment causing the noise.
We want to live in a nice development that is safe and secure for everyone. We will be publishing the plans for the coming year on what we want to do to help drive down costs to leaseholders and upgrade the site to make it a better place to live and protect the investment we have in the site.
